AGB I achesa homes

1.

welcome homes AG (hereinafter referred to as “achesa homes”) provides guests with the respective apartment at the Glattbrugg or Kloten locations for private use. Business use is only permitted with the written permission of achesa homes.

1.2  

An apartment may only accommodate as many people as agreed in the contract. Additional people in the room are only permitted by arrangement and at an additional cost.

1.3  

The guest accepts that the apartment in question, including equipment and furnishings, remains the property of achesa homes.

1.4  

Additional services such as parking, interim cleaning, shopping service, etc. can be booked but are not included in the price.

  1. CONTRACT DURATION AND TERMINATION/EXTENSION/CANCELATION

2.1  

The start and duration of the accommodation will be specified in writing.

2.2  

For permanent contracts, the first month’s rent is due 21 days before booking. Additional monthly rents are due no later than the second of the respective month. An early termination of the contract is only possible with the consent of achesa homes.

2.3  

An extension is possible by arrangement and subject to availability.

2.4  

Cancellation without fees is possible up to 21 days before arrival, unless separate arrangements have been made. In the event of no-show or cancellation less than 21 days before arrival, the first month’s rent will be charged. Cancellations or changes by telephone will not be accepted.

  1. PAYMENT AND CREDIT CARD DEBIT

3.1  

The entire first month’s rent is due on the day of booking, but no later than five days after booking. This amount can be paid by bank transfer, credit card or cash. Further rent is due no later than the second of the month.

3.2  

When booking, guests are obliged to provide achesa homes with their credit card details and, with their signature, expressly agree to their terms and conditions, in particular that any arrears may be debited from their card account within one day of the due date.

3.3  

If the regulation mentioned in paragraph 3.1 is not adhered to, achesa homes reserves the right to change the door lock code for the key card, to replace it and to only hand over the new key card to the guests once the claim has been paid.

3.4  

achesa homes reserves the right to require guests to pay a deposit of CHF 500.00 upon commencement of the rental as security for payment of the rent and for any damage to the apartment or furnishings. Achesa homes will refund the deposit no later than 10 days after the end of the rental period.

3.5  

In such cases, achesa homes reserves the right to charge a one-off compensation for expenses commensurate with the effort.

3.6  

Additional services such as consumption at the bar, in the restaurant and in the SPA can be invoiced weekly by arrangement. This only applies to the achesa homes in Kloten.

  1. CHECK-IN UND CHECK-OUT 

4.1 

Check-in is possible from 2 p.m. Special requests must be communicated in advance and confirmed by achesa homes and are in any case dependent on availability. The apartment will be checked for cleanliness, defects or damage before arrival. If guests have any complaints (unexpectedly), they must be reported to reception immediately.

4.2  

Check-out is no later than 12:00 p.m. If no further agreement has been made, an additional daily rate will be charged if you leave the apartment later. The apartment must be left in a tidy condition. Final cleaning is included in the price. However, if the apartment is left in such poor condition that the usual final cleaning is not sufficient, an additional cleaning fee of CHF 150.00 will apply.

  1. USE

5.1  

Guests undertake to avoid any improper use of the apartment and its facilities. If defects occur, they must be reported to reception immediately. In the event of violations, achesa homes reserves the right to assert any liability claims against guests.

5.2  

Guests undertake to show due consideration for other guests when using their apartment and to observe the house rules. achesa homes reserves the right to eject guests who do not adhere to these rules from the apartment at any time, with the guests forfeiting any claim to compensation. If the apartment is used for business purposes without express permission, achesa homes reserves the right to terminate the contract immediately without the guests being entitled to compensation.

5.3  

Guests are not permitted to sublet the respective apartment to third parties or to use it.

5.4  

Keeping pets in the respective apartment is only permitted with prior written approval from achesa homes. The additional fee is from CHF 150.00 per month.

5.5  

The cleaning service staff has permission to enter the apartment (even when guests are absent) for the purpose of cleaning. The same applies to our in-house technicians in the event of necessary repairs.

  1. SERVICE 

6.1  

The respective apartment is cleaned once a week (including terry cloth and bed linen). This cleaning is mandatory and included in the price. Additional interim cleaning can be booked for an additional fee.

6.2  

Garbage bags are disposed of by the cleaning service during the weekly room cleaning. It is not permitted to leave filled garbage bags in and in front of the apartment in the hallway, stairwell and balcony. If there is more waste than usual, guests are obliged to dispose of the waste from time to time for hygiene reasons.

  1. INTERNET 

achesa homes offers a business wireless LAN connection free of charge at all locations. If the connection fails or is impaired, guests cannot request a reduction in the rental price. Further claims by guests arising from the operation or non-operation of the Internet are expressly excluded.

  1. LIABILITY

Neither achesa homes nor the owners of the apartments are liable for any direct or indirect damage that occurs as a result of use by guests. Included are damage, fire damage, robbery and criminal offenses.

  1. APPLICABLE LAW AND JURISDICTION

9.1  

Swiss law applies. If individual points of the general terms and conditions are invalid or violate applicable law, this does not affect the validity of these general terms and conditions. For conditions that are void and violate applicable law, the statutory provisions apply instead. The place of jurisdiction for all disputes in connection with the accommodation contract and the general terms and conditions is achesa homes.

9.2  

The place of jurisdiction is Kloten.
